What To Do Before Starting Your Search

Buying a home is a process. This process needs to be followed correctly to make sure you're getting the most for your money and using your time wisely. The age of driving around to find your new home is over thanks to $4 a gallon gas. Not only that, it's a big waste of time.

Get preapprovedFirst things first. Talk to a lender and get pre-approved. This takes care of two things, you'll know what price range to look at and you'll also be ready to make an offer when you find the perfect house. Sellers like to see qualified buyers at their door and are more likely to negotiate with you if they know you're financially able to buy their home.

Finding Your New Home

Once you've talked to a lender, contact me to discuss the specifics of what you're looking for. We will talk about several key criteria like location, price point, style, features, etc. I will put this information into the MLS and suggest several properties for you to choose from. Earlier I said the age of driving around is over, this is not entirely true. You will have to narrow down your list of possible homes by driving by to make sure the neighborhood is acceptable. This saves you from wasting time viewing properties that don't appeal to you.

Once you have narrowed the list to about 10-12 homes, I'll make appointments. This is the fun part! We'll view each home you've chosen and narrow them even further. This is the process we'll follow until you're ready to make an offer.

Writing the offer and contract acceptance

You're getting closer to moving in at this point! I will help you every step of the way when it's time to make an offer and make sure every detail is handled. Negotiating the deal is the most tedious part of the home buying process so you need someone that knows how to get it done. Mistakes can cost you money and time lost in your search.

Congrats! You're under contract.......now what? This is where you definitely benefit from my knowledge and experience. Should you have an inspection? What about a survey? I can advise you what would be in your best interest to obtain about the home during your Due Diligence Period. What is that you ask? The Due Diligence Period is the time from contact acceptance that you have to get all inspections done and also the financing approved. During this time you can terminate the offer if something adverse shows up on the inspection or the financing falls through and still get your earnest money back.
